Warehousing

A term used in financing to describe the process which loan correspondents employ, assembling into one package a number of mortgage loans which the correspondent has originated and selling them in the secondary mortgage market

Warm shell

A commercial or residential building with a minimally finished interior, a heating and cooling (HVAC) system, drop ceilings, plumbing and restrooms, and interior lighting. Warm shell improvements may also include interior walls and a concrete floor. "Warm shell" and "vanilla shell" are usually considered to be synonymous.

Waste (Lay waste, Commit waste)

An improper use or abuse of property by one in possession of land, who holds less than the fee ownership, such as a tenant, life tenant, mortgagor, or vendee; especially those actions that cause the utility or value of the property to be diminished.

Watercourse

A body of free-flowing water, such as a river or stream,; the channel that contains a free-flowing body of water. Also known as a waterway.

Steep stream of water dropping over a dam or precipice

Watershed

1. Area of land that drains all surface runoff to a common point. Large watersheds often contain numerous small watersheds; all land areas of the earth are within at least one watershed or sub-watershed.

Waterway

Wear and tear

The gradual physical deterioration of property, resulting from use, passage of time and weather. Only property subject to wear and tear is depreciable.

Well

A hole or shaft that is dug into the ground to access underground stores of water or other substances. The well structure has three parts: the casing, the pump, and the pipes through which the water is discharged.

Whirlpool

Water flowing in a small circle, usually caused by the current of a stream striking a bank or by two currents meeting, tending to draw floating objects into its center

White flight new

Definition: The mass movement of white Americans from urban to suburban areas that occurred in the 1950's and 1960's. This phenomenon, related to the illegal practice of blockbusting, was largely the result of dishonest real estate professionals and investors attempting to profit from racial and religious tensions during this era. These investors hoped to benefit by buying urban homes at depressed prices and reselling them at a profit.

Wraparound mortgage

A method of refinancing in which the new mortgage is placed in a secondary or subordinate position. In essence, it is an additional mortgage in which another lender refinances a borrower by lending an amount over the existing first mortgage amount, without cashing out or distributing the existence of the first mortgage
