Regime

A pattern of regular or semi-regular occurrences or processes that characterizes and governs a natural system, as in precipitation regime, fire regime, disturbance regime, etc.

Regulatory taking

The idea that government land use restrictions or controls, such as zoning ordinances, constitute a type of private property taking. For example, if local zoning ordinances restrict residences to one per acre but a landowner wishes to subdivide his lot into four, build houses on each and sell them, he must be offered just compensation if he is not allowed to do so.

Release

The discharge or relinquishment of a right, claim or privilege, as when the terms of a mortgage have been satisifed or a loan has been repayed in full. Releases involving real property transactions should be acknowledged by both the lender and borrower and legally recorded.
Contrast with partial release.

Release clause

A provision found in many blanket mortgages enabling the mortgagor to obtain partial releases of specific parcels from the mortgage upon the payment of, typically, a larger-than-pro rata portion of the loan.

Relict

Definition:
1. Biology, Ecology, Forestry: A species of plant or animal existing in geographic or temporal isolation; plants or animals that exist in local areas smaller than their historic ranges, either from an earlier time period or as some of the last remaining examples of nearly extinct species.
2. Restoration: Isolated areas of ecosystems that have not been impacted by human activities and are still subject to a historic and natural disturbance regime.
3. Geology: Minerals, rocks, or other geologic structures or features that remain after the exterior material that previously covered or surrounded them is no longer there, as through erosion or chemical reaction.

Reliction

Definition: The gradual and permanent acquisition of dry, usable land due to receding waters in a non-navigable waterway.

Remainder

Definition:
1. The interest in real property from a life estate that passes to another upon the death of the life tenant; the grantor of the original life estate specifies upon creation of this estate who is to receive the remaining interest when the life estate ends; this person is known as the remainderman.
Contrast with reversion.
2. A future interest in real estate created at the same time and by the same instrument as another estate, and limited to arise immediately upon the termination of the prior estate.

Remainder estate

Definition: 1. A future interest in real estate created at the same time and by the same instrument as another estate, and limited to arise immediately upon the termination of the prior estate.
2. The interest in real property from a life estate that passes to another upon the death of the life tenant; the grantor of the original life estate specifies upon creation of this estate who is to receive the remaining interest when the life estate ends; this person is known as the remainderman.
Contrast with reversion.

Renewal option

Definition: A clause in some leases which gives the lessee the right to extend the lease term for a certain period of time and under certain conditions.

Rent

Definition: Money or other consideration paid by a lessee (tenant) to a lessor (landlord) in exchange for the right to use and possess real or personal property for a predetermined period of time and according to conditions upon which both parties have agreed.

Rent control

Definition: Controls or restrictions on the amount of rent that landlords may charge tenants for the right to possess and use real estate. Rent control is much more common in urban rather than rural or suburban areas, and its purpose is to protect tenants from being taken advantage of by dishonest or unscrupulous landlords. Rent control, like zoning, is an example of government police power.

Rental agreement

Definition: A written or oral contract whereby one party (the lessor) agrees to allow another party (the lessee) to use and possess real or personal property owned by the lessor.
Also known as a Lease agreement.

Rental pool

Definition: A business arrangement in which a group of lessors of real property agrees to combine their rental properties into an aggregate financial unit, with common management of all properties. The members of a rental pool share in the profits and losses of their combined rental properties, usually according to some predetermined formula.

Reproduction cost

Definition: The actual cost based on current prices of reconstructing, remaking, or replicating real property so that it is as similar as possible to a former state; reproduction of real property usually occurs following some type of destruction or damage to said property.

Rescission

Definition: 1. The act of rescinding, revoking, annulling, cancelling, or repealing.
2. A legal remedy wherein a contract is cancelled or annulled, thereby restoring the parties to the contract to their previous states, conditions, or positions.
Same as Recision.

Reservation price

Definition: The amount a bidder at an auction is willing to pay for an item or set of items; the bidder's valuation of property offered for sale at auction.

Reserve

Definition:
1. Finance: Cash or other liquid assets held back by a business to cover both anticipated and unforeseen costs and expenses.
2. Biology, Conservation, Forestry: Land that has been saved or set aside in order to preserve its natural qualities, structure, function, or composition; land where development is prohibited or only limited development may occur. Example: Forest reserve, Bio-reserve, Wildlife reserve, Watershed reserve, etc.

Reserve (Reserve price)

Definition: The minimum bid or asking price that a seller is willing to accept for a property to be sold at auction. If this minimum price is not reached during the auction, the property or item for sale is withdrawn.
Also known as "Upset price".

Reserve bank

Definition: A bank in which the reserve funds of other banks are held or deposited.
Example: The Federal Reserve Bank of the United States

Reserve funds

Definition: 1. Cash or other liquid assets held back by a business to cover both anticipated and unforeseen costs and expenses.
2. Money collected from a borrower (mortgagor or trustor of a deed of trust) and held by the lender (mortgagee or beneficiary of a deed of trust) in an escrow or impound account to pay for expenses such as homeowner's insurance, private mortgage insurance, and property taxes.

Reservoir

Definition: A natural or artificial body of water used to collect and store water for future use, usually formed by damming a free-flowing watercourse, such as a river or stream; reservoirs also serve as mechanisms to regulate and control water's flow.

Residential zoning

A zoning classification or type of zoning district that allows single or multiple family dwellings such as houses, condominiums, apartments, mobile homes, and townhomes.

Restocking

The planting of trees under silvicultural prescriptions in areas where trees were once located but no longer exist due to disturbance (harvest, fire, wind, insects, etc.).

Result

The outcome of an experiment conducted using the scientific method. This observed result is compared to the expected result according to the research hypothesis, and a conclusion is made about whether the results support or contradict the hypothesis.
