Industrial zoning

A zoning classification that allows activities such as manufacturing, trucking, shipping, warehouses, factories, and power plants. Industrial zoning is usually sub-classified into light industrial and heavy industrial zones or zoning districts.

Infiltration

The process by which precipitation seeps into sub-surface layers of the soil; some is held as soil moisture recharge, some resurfaces as streamflow, and the remainder becomes part of groundwater flows (aquifers).
Also known as Percolation.

Injunction

A legal action which forbids a party defendant from doing some act; it requires a person to whom it is directed to refrain from doing a particular thing

Narrow strip of water extending into a body of land

Innocent purchaser for value

One who purchases real property without notice, actual or constructive, of any superior rights or interests in the real property

A visit to and review of the premises. A prudent purchaser of property always inspects the premises before closing.

Institutional lender

Financial institutions such as banks, insurance companies, savings and loans or any lending institution whose loans are regulated by law

Intangible property

Real or personal property that exists in concept rather than having physical form; usually intangible property is represented by physical muniments that document ownership.
Examples of incorporeal property include rights, relationships (e.g., community property), patents, easements, estates, royalties, and appurtenances.

Interest

1. The sum paid or accrued in return for the use of money; the rate of such payment or accrual expressed as a percentage of the total amount of the loan.
2. A right, share of, participation in, or claim to something.

Interflow

Precipitation that infiltrates into and flows just below the soil surface, and that moves toward a drainage channel in the same direction as overland flow, but at a slower rate.

Interim financing

A short-term loan usually made during the construction phase of a building project; often referred to as the "construction loan"

Intestate

1. State or condition created when a decedent does not leave a will, or leaves a will that is invalid.
2. Real or personal property that has not been disposed of by a decree of the decedent (usually a will).

Inventory

An itemized list of property. Many brokers recommend that their clients attach an inventory of property to the sales contract to be included in the sale of a residential property, including a condominium dwelling.

An action for just compensation brought by one whose property has been effectively taken or substantially interfered with or taken without just compensation

Land supplied with water by artificial means through the use of small canals or ditches

Iterative auction updated

Definition: In auction theory, an iterative auction is an auction sale that allows for multiple bids by an individual bidder, in separate and distinct rounds of bidding. Although both use an iterative bidding process, English auctions and Dutch auctions are only considered iterative auctions if they are conducted in discrete rounds.
